Fair housing

Minmosa Realty LLC complies with the federal Fair Housing Act, the North Carolina State Fair Housing Act, and the City of Durham's Fair Housing Ordinance. We do not refuse to rent, set different terms, or otherwise discriminate on the basis of race, color, religion, sex, national origin, disability, familial status, military status, sexual orientation, gender identity, or protected hairstyles.

We do not tolerate harassment of applicants or residents, and we will not retaliate against anyone for asking about their fair housing rights, requesting an accommodation, or raising a concern.

How we apply this

• Every application is measured against the same published criteria.
• Applications are considered in the order they are received and completed.
• Our advertising describes the property, not the person we imagine living in it.

Reasonable accommodations and modifications

If you have a disability and need a reasonable accommodation in our rules, policies, or services — or permission to make a reasonable modification to a home — please ask. You can ask in whatever way suits you; a request does not have to be in writing, and there is no fee to make one.

If a disability or the need for an accommodation is not obvious, we may ask for reliable information that supports the request. We will not ask for a diagnosis or medical records. Each request is considered individually under fair housing law.

Assistance animals are not pets. A pet policy is never a reason to refuse an assistance animal, and an approved assistance animal is never charged a pet fee or pet rent.

Under the federal Fair Housing Act, reasonable physical modifications to a privately owned home are generally made at the resident's expense, and where it is reasonable we may ask that the inside of the home be restored to its prior condition at move-out, apart from ordinary wear and tear.

Contact us first if you are willing to — we would rather hear about it and fix it. You also have the right to file a complaint with any of the agencies below, and contacting us does not affect that right or any deadline that applies to it.
