About these terms

This website is operated by Minmosa Realty LLC, Durham, North Carolina ("Minmosa", "we", "us"). By using it you agree to these terms. If you do not agree, please do not use the site.

In these terms, the "Minmosa Parties" means Minmosa Realty LLC, the owners of the homes Minmosa manages, and each of their members, managers, employees, contractors and agents.

Nothing in these terms limits any right you have under a lease, under fair housing law, or under any law that cannot be waived by agreement.

Listings are information, not an offer

We work to keep listing details — rent, size, availability, deposits and policies — accurate and current. Even so, information here is provided for general reference and may change without notice. Photos may not show a home's current condition, and square footage and other measurements are approximate. Please confirm anything that matters to your decision before you apply or sign.

Nothing on this site is an offer to lease, and no listing creates a tenancy. The lease you sign is the agreement that governs a tenancy, and it prevails over anything stated here.

Inquiries and applications

Submitting an inquiry or joining the availability list is not an application and does not reserve a home. Applications are subject to our published rental criteria, and homes are leased on a first-qualified, first-served basis.

When you use a form on this site, you confirm that the information you give is accurate and yours to give, and you agree that we may contact you by email or phone about your inquiry. Please do not send Social Security numbers, bank details or other sensitive information through the site's forms; we will ask for what an application needs through the application itself. How we handle what you send is described in our privacy notice.

Visiting a home

Showing a home or its neighborhood on this site is not permission to enter the property. Homes are shown by appointment only. Please do not enter a yard, try doors or windows, look into windows, or approach or contact the people living in a home. Many of the homes on this site are occupied, and their residents' privacy and safety come first.

Protect yourself from rental scams

Scammers sometimes copy real listing photos and descriptions to advertise homes they have no right to rent. Our current listings are always on this website. Before you send money to anyone about a Minmosa home, please know that:

• The only payment we ask for before an application is approved is the application fee, which is shown before you start an application.
• We do not take deposits to hold a home before an application is approved. The security deposit and first month's rent are paid when you sign a lease with Minmosa.
• We will never ask you to pay by wire transfer, gift card or cryptocurrency.
• See the inside of a home, or have someone you trust see it, before you pay anything beyond an application fee.

If you see a Minmosa home advertised somewhere else at a different rent or with different contact details, or anyone asks you to pay in one of these ways, please tell us before sending anything.

Guides, resources and investor information

Guides and neighborhood descriptions on this site reflect our own experience operating rental homes in Durham. They are general information, not legal, financial, tax, or investment advice, and you should not rely on them in place of advice about your own situation.

Assistance programs and other organizations listed on this site are run by third parties. Minmosa does not run them, has no say in who they help, and receives nothing for referring you. Using them does not change your lease obligations or payment deadlines unless Minmosa agrees otherwise in writing.

Nothing in the investor section is an offer to sell a security or a solicitation of an investment. Past results and examples are not a guarantee of future results, and no decision to buy, sell or invest should rely on this site.

Our content

The text, photos, graphics, logo and design of this site belong to Minmosa or are used with permission, and are protected by copyright and trademark law. You may view and print pages for your own personal, non-commercial use, such as considering a home or sending someone a link to a listing. You may not copy, republish or repost listings, photos or other content, or use the Minmosa name or logo, without our written permission.

Acceptable use

You agree not to:

• scrape, copy or collect listings or other content by automated means, including bots, crawlers or tools gathering material to train artificial intelligence, other than search engines indexing the site for public search;
• display this site inside another site (framing), or suggest that another site or service is connected with Minmosa;
• submit false, misleading or someone else's information through our forms, or use them to send spam;
• probe, test or try to get around the site's security, or interfere with its operation; or
• use the site for anything unlawful, including discrimination prohibited by fair housing law.

We may block or end access to the site for anyone who does not follow these terms.

External links

Where we link to another organization, we do so for convenience. We are not responsible for the content, accuracy or practices of sites we do not run.

No warranties

This site and everything on it are provided "as is" and "as available". To the fullest extent permitted by law, the Minmosa Parties make no warranties of any kind, express or implied, about the site or its content, including warranties of accuracy, completeness, availability, merchantability, fitness for a particular purpose or non-infringement, and do not promise that the site will be uninterrupted, secure or free of errors. This section does not change any obligation in a signed lease.

Limitation of liability

To the fullest extent permitted by law, the Minmosa Parties will not be liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profits, data or opportunity, arising from or related to your use of this site or reliance on its content. Their total liability for anything arising from or related to your use of this site will not exceed one hundred dollars ($100).

This section applies to use of the website only. It does not limit anyone's rights or obligations under a signed lease, or any liability that cannot be limited under North Carolina law.

Your responsibility for misuse

You agree to indemnify and hold harmless the Minmosa Parties from any claims, losses, damages and reasonable costs, including attorneys' fees, arising from your breach of these terms, your misuse of the site, or information you submit that is false or that you had no right to share.

No other relationship

Using this site, contacting us or joining the availability list does not create a landlord–tenant, agency, brokerage, fiduciary or other relationship with any of the Minmosa Parties. A tenancy begins only with a lease signed by both sides.

Governing law

These terms are governed by the laws of North Carolina, without regard to its conflict-of-law rules. Any dispute about the site or these terms will be resolved in the state or federal courts located in Durham County, North Carolina, and you agree to the jurisdiction of those courts.

Changes

We may update these terms. The date at the foot of this page shows when they last changed. Continuing to use the site after a change means you accept the updated terms.

General

If any part of these terms is found unenforceable, the rest remains in effect. Our not enforcing a term is not a waiver of it. These terms are the whole agreement between you and Minmosa about use of this website; a lease or other signed agreement governs anything it covers.
