We are not analysts. What we know about Durham comes from operating houses here: what a 1950s ranch actually costs to re-pipe, how long a vacancy really lasts in January versus June, which streets flood. That perspective is narrow but it is first-hand, and it is the only kind we will claim.
Concentrate on sound single-family houses in a small number of Durham neighborhoods. Fix systems properly rather than cosmetically. Price to keep good tenants rather than to top the market. Manage in-house so there is nobody between the problem and the person who can solve it. Think in years, not quarters.
Our approach is built around long-term thinking, thoughtful property improvements, responsive management, and durable rental performance. A house that needs a new roof and a new furnace is a house we can work with. A bidding war is not.
If you have a single-family rental in Durham and are ready to stop being a landlord, it is worth a conversation. We are most useful where a straightforward, off-market outcome matters: no listing photos, no open houses, and no requirement to turn the property over vacant. Tenants in place and existing leases are not a problem.
We will not pretend to compete with the top bid on a well-presented house in a hot market. Where we are worth talking to is on a property that needs work, has a tenant you would rather keep, or that you simply want dealt with quietly.
