Minmosa Realty LLC operates this website. This page covers the website only — information collected during a rental application is handled under the disclosures provided with that application.

What we collect

• What you send us. When you use the contact form, a property inquiry form, or the availability list, we store what you type: your name, email address, optional phone number, and the details of what you are looking for. Please do not send Social Security numbers, bank details or other sensitive information through these forms.
• Basic request data. With each submission we record the page you submitted from, your IP address, and your browser's user agent string. This is used to reduce spam and to understand which pages generate genuine inquiries.
• Server logs. Like almost every website, our web server keeps a standard log of requests to the site: the IP address, the page requested, the time, and the browser's user agent string. We use these logs for security and to fix problems, and they are deleted automatically after about 90 days.

What we do with it

We use it to reply to you and to match you with homes. When you submit a form, we send a short confirmation to the email address you gave, and we may contact you by email or phone about your inquiry. Joining the availability list means a person at Minmosa contacts you when something fits — it does not add you to a marketing platform.

The availability list has an optional box that allows occasional wider updates by email. It is separate from being contacted about matching homes, and you can withdraw it at any time by replying to one of our emails or through the contact page.

We do not sell your information, and we do not share it with third parties for their own marketing.

Service providers

A few companies handle information for us so the site can run, and only for that purpose: our hosting provider, DigitalOcean, which stores the site and its data; and our email provider, Resend, which delivers the emails the site sends, including confirmations and notices of new inquiries.

How long we keep it

Inquiries and availability-list entries are deleted automatically 24 months after the last activity on them, such as your last message or our last update. You can ask us to delete yours sooner at any time.

Your choices

Ask us at any time to see what we hold about you, correct it, or delete it. Use the contact page or email chad@minmosa.com and say what you would like us to do.

Cookies

This site sets a session cookie and a security token cookie, both of which are necessary for forms to work securely, and both expire after two hours without activity. It does not use advertising or tracking cookies.

Security

The whole site is served over an encrypted connection (HTTPS), and access to what you send us is limited to the people at Minmosa who need it. We take reasonable steps to protect it, but no website or email system can be guaranteed completely secure.

Children

This site is not directed to children under 13, and we do not knowingly collect information from them. If you believe a child has sent us information, please contact us and we will delete it.

Other websites

This site links to other organizations, including assistance programs. Their own privacy practices apply when you visit or contact them.

Changes

We may update this notice. The date at the foot of this page shows when it last changed.
